Design Intelligence Series | By: Alex Schultz, Director A+D Development

Evolving expectations aren’t originating in the workplace; they’re being set by hospitality. That mindset is now firmly shaping how workplaces are conceived and experienced.
The expectations we once reserved for restaurants and hotels are now shaping how people evaluate office environments. It’s more about how a space makes you feel the moment you walk in.
In a city like DC, luxury isn’t loud, it’s layered. You feel it in places that understand restraint, history, and timing.
One of those places, for me, is The Occidental. It’s not just the craftsmanship or the weight of the space; it’s the way everything moves with intention. The lighting is low but precise. The materials feel considered, not performative. Even something as simple as a dirty martini arrives exactly as it should: cold, balanced, smooth, unhurried.
There’s a renewed appreciation for clarity in design. Something we’re seeing firsthand as clients move away from ubiquitous furniture solutions and toward more intentional, design-driven pieces that help define a space’s character. Furniture is taking on a more intentional role. Less background, more integrated into how a space performs and feels, alongside acoustics and materiality.
The spaces that resonate most right now are the ones that feel authentic to their setting, their audience, and their intent. Where every element, from planning to furnishings, works together in a cohesive way. When that alignment is right, the experience is seamless. You may not immediately notice why, but you feel it.
